When Three Twenty at The Cascade (right in image) became the first “Metro Style” condo project in the region, Phase 1 soon sold out. Residents now enjoy a carefree, walkable, urban lifestyle with the city skyline and whitewater views as a front yard, and nearby parks, recreation, dining, and cultural venues as a backyard.
Now it’s time for an even bolder Phase 2: Three Twelve at The Cascade (left in image). Expanding on Phase 1’s successful concept by adding innovative Cascade Concierge levels, on which condo ownership will come with professionally managed rental studios offering flexible accommodations, all with premium appointments, services and amenities that truly will be Next Level Living.
The Cascade overlooks the Riverwalk portion of a new $52M+ city parks and trails investment, linked to the 17-mile IN-MI River Valley Trail. Cascade residents merely step outside to paddle the river, or walk, jog. and bike a hard surface trail extending from downtown Mishawaka, past the Farmers Market, up through Notre Dame/St. Mary’s and north beyond Niles, Michigan. The river even offers sport fishing for salmon, bass, and trout.
Also in the river stands Mark di Suvero’s iconic 32-foot sculpture Keepers of the Fire, and Rob Shakespeare’s River Lights installation. Nearby Howard Park offers a community center, ice ribbon and splash pad, a riverside green for picnics and performances, plus an amazing playground. East Bank Village is blooming with unique local shops, restaurants, and pubs.
The Cascade is in the metro style of urban highrise condos, built of reinforced concrete, glass, aluminum, and steel. Floor plans offer benefits of floor-to-ceiling panoramic windows, 8″ thick concrete slabs, and non-combustible steel stud framing, all affording spectacular views, high acoustic separation and relatively few columns. Such is superior to typical suburban condos of stick-built wood. A residence at The Cascade is a solid investment built to last for generations.
The Cascade’s trendy neighborhood is walkable and energetic. An upscale restaurant on the property complements other fine dining options, quaint pubs and casual eateries downtown and in East Bank Village. Across the river is Century Center, designed by world renowned architect Philip Johnson and well known for its popular Esports arena.
Adjacent Seitz Park has a band shell and spectator seating overlook the East Race Waterway’s white water rafting and kayaking channel. Summer evenings come alive with frequent firework shows from nearby Four Winds Field, home of the South Bend Cubs, and Island Park events across the river.
Nearby is Morris Performing Arts Center, a century-old vaudeville theater that hosted world premieres of both Knute Rockne All American and Rudy. Today it’s home to the South Bend Symphony and Pops, regularly featuring touring Broadway shows and popular contemporary performers.
Even on the busiest football weekend, the campus is just a several minute drive via neighborhood streets. Or just take a leisurely shady walk or bike ride to Notre Dame Avenue and Eddy Street Commons on the soon-to-be built Urban Trail from the East Bank to campus.
Cascade residents find a quick trip to Trader Joe’s equally convenient as visiting nearby Bamber’s Food Market in the Farmer’s Market district, or Purple Porch Food Co-Op just down the street.
Away from noise and traffic of the University Park area, the Cascade’s walkable lifestyle gives an opportunity to slow down and appreciate what the South Bend community and riverfront have to offer. There are always interesting things to do and nearby places to go.
East Bank Village is the sweet spot between campus and downtown. Bike from a rousing Irish soccer game to the fun of a South Bend Cubs game on the same afternoon, stopping off at a neighborhood coffee bar or brewpub in between. Other convenient walkable/bikeable sites include:
Beneath your residence at The Cascade is a private and secure underground parking garage accessed by a heated, ice-free ramp. A rare luxury at any local multifamily property, especially appreciated in the winter months. An elevator whisks you directly from the garage to your front door. When it’s time to lock-and-go, you can be worry-free knowing your vehicle will be safe and secure in the parking stall that you own.
